We aim to provide our private clients with a full Consultancy Service for the purchase and ownership of overseas property, our main area of expertise is the Costa Blanca region of Spain. Our services are free to our clients as the Seller of the property pays the marketing commission to the Agent in Spain. We are totally independent and are motivated to find the right property in the right location for our clients. It makes no difference which property is purchased by our clients so long as it is the right one for them.
After your initial enquiry and the receipt of your Property Buyers Guide you can complete our Wish List Form.
We will then email over 100 Agents in the UK and Spain requesting that they send us details of all the properties that they have on their books that match the profile of your request.
We then review the information, discard over priced property and submit to you properties that are within your price range and meet your requirements. We never offer properties above your defined spending limit, all we ask for is that you tell us why you do not like some of the properties. This helps us to evaluate and understand your requirements more clearly.
You can save the properties that you are interested in to a desktop file, and submit any further questions to us in respect of a particular property or information on the area. We will respond with the information you require after contacting the agent for clarification.
When you have a shortlist of suitable properties we will obtain more information, such as how much is the local tax or what the community fees are. We can discuss Financing and Legal matters. Hopefully you you will now have a shortlist of property that you would like to view; we can now arrange a viewing trip.
The cost of the trip i.e. Flights and Hotel will be met by you. We do not provide free or subsidised trips as we do not want to put you under pressure to buy. We are not here to sell you anything but to introduce you to your ideal lifestyle. We will, however, make all booking arrangements on your behalf if required.
When you arrive at the Airport we will pick you up in our transport and take you to your Hotel. We will return in two hours after you have settled in and give you our welcome pack, which will include more general information and the itinery for your visit. This will include the viewings we have arranged with the agents in respect of your selected properties. We will then either let you enjoy the rest of the day to yourself or take you on a sightseeing trip of the local area i.e. Bars, Beaches, Marinas and Restaurants. The choice is yours!
Day two will consist of viewings of the selected properties, we drive you to the appointments and introduce you to the agents .We assist you with relevant questions to ask the agent and after the viewings we will review the properties you have viewed with you.
Day three will consist of further viewings, if necessary, and revisiting .By the end of day three you should have chosen the property you wish to purchase. We will negotiate with the agent to obtain the best possible price and submit your offer on your behalf .If the offer is accepted we will complete a reservation contract at which time a 3000€ deposit will be required.
Time allowing we will introduce you to a reputable lawyer who will deal with the contractual matters and searches. We will also arrange for your N.I.E no. (or N.I.F no should you choose to purchase in a UK Limited Company). We will introduce both a Banker and a Surveyor if required.
Day four we return you to the airport for your trip home.
On your return we will assist with finance arrangements and consult on the sale progress, assisting you with all relevant matters. When the time comes to sign the contract we will be on hand. We will also accompany you to the completion meeting at the Notary and have a cool bottle of Champagne ready to celebrate.
Onwardly we will keep you informed of any relevant info we think you may require and will assist with any help you may require in the future.
